This roof is well past it's useful life. The "better" areas of the roof are where the shingles are completly missing showing the upper portion of the shingle below.
While the roses look beautiful on the roof, they make inspection of the roof very difficult and could lead to vermin and moisture entry of the roof.
Here the roof step flashing has been installed over the surface of the stucco which will allow water running down the stucco to enter the roof/wall structure.
